Scheme improvements
In response to feedback, we’ve refined the proposals, making further design and sustainability improvements. We’ve also considered how the scheme can benefit the local community, including making the building’s screen available to film premiere organisers and working with neighbouring businesses and cinemas to minimise disruption during construction.
Design updates
In response to feedback, we have made some further refinements to the building’s façades along Bear Street and Cranbourn Street.
The refinements focus on the building’s architectural design and detailing, helping it respond more sensitively to the surrounding buildings and heritage setting.
The four main changes are detailed below
-
Finer design detailing on the terracotta-coloured sections, that better reflects the neighbouring buildings.
-
Stronger horizontal divisions and cornicing to break up the apparent scale of the building along Bear Street.
-
More prominent windows, with glazing brought forward to improve their visibility from street level.
-
Refined window arrangements, finer design details and cornicing create a more balanced appearance on Cranbourn Street and respond more sensitively to its surroundings and the Grade II listed Hippodrome.
The proposed design updates in detail
The horizontal bands have been broken up to create a clearer distinction between the two buildings. This helps reduce the overall scale and creates a more sympathetic relationship with the neighbouring buildings.
The architectural detailing has been refined to introduce finer vertical and horizontal features and cornicing, emphasising the arches and adding character and interest at street level.
Further improvements and local benefits
Alongside these design refinements, we have made further updates to the proposals in response to feedback. We recognise the importance of the cinemas, neighbouring businesses and wider area, and are committed to working closely with them throughout the construction period to minimise disruption and help ensure local businesses and venues can continue to operate and thrive.
Supporting film premieres
Once complete, the building's screen will be made available to film premiere organisers free of charge. During construction, measures will be put in place to minimise disruption to premiere events, including suspending noisy works and deliveries during events and coordinating construction activity with cinema and event organisers.
Working with local businesses and residents
A dedicated Construction Event Liaison Officer will act as a point of contact for cinemas and premiere organisers. A Construction Working Group will also be established to keep local residents, businesses and ward councillors informed throughout the construction period.
Improving sustainability
The proposals now include a high-temperature air source heat pump and an improved solar panel layout. These improvements mean the building is expected to produce less carbon, increasing the predicted savings from 12% to 17% compared with standard building requirements. This is equivalent to a reduction of 116 tonnes of carbon over the building's lifetime.
Protecting archaeological remains
If archaeology of national importance is discovered, it will be preserved in place wherever possible. Any remains that need to be removed will be displayed on site, providing an opportunity for the public to learn more about the site's history.
